TYPE OF CONTRACT:
All of our properties are rented on the basis of temporary self-catering holiday accommodation. This is known under Catalan Law as "habitatge d'us turistic". All our properties are registered with the Department of Tourism giving you an excellent guarantee.

The rental contract is a private agreement between you "the renter" and us "the owners" and applies to reservations made directly between both parties. (For reservations made online via one of the large listing sites there are some small differences and renters should check theconditions in these sites.)

WHAT THE PRICE INCLUDES:
Our prices are normally given as a price per week. If your reservation is not in complete weeks we will calculate a total that is based on the week price.
There is a tourist tax of 45 cents per adult per day (this is per reservation and is normally included in the price we quote you).
There are no other charges that you will be asked to pay on arrival (except in the case that new taxes are imposed by the government).

We include all bed-linen but do not provide towels.

The rental period starts any time after 15:00PM on arrival and will finish at 10:00 AM on the last day.

We prepare beds for the number of persons stated. No other persons are permitted to sleep in the premises without the express permission of the owners. Each property has a maximum number of guests set in the licence and it is not permitted to have extra guests.

WHAT WE ASK OF YOU:
We do not charge a breakage/security deposit but we ask you to inform us of any breakage and/or any malfunction within the property so that we can maintain the same high standard with each changeover.

We expect the renter to maintain the property in a clean state and we provide basic cleaning materials for this purpose. It is imperative that you leave the property clean for the next family. This is just common decency.

You must remove all rubbish to the containers that are located nearby in the street and on your last day to remove all opened packets and containers of food or drink.

The renter may not rearrange the furniture without permission from the owner as this inevitably causes damage to the furniture or to the walls.

NO ANIMALS: We do not allow cats, dogs, birds or any other animals in our rented properties.(except where specifically agreed, for example in the case of a guide dog for a blind person)
NO SMOKING: All of our properties are non-smoking. If you reserve one of these properties you must accept the no-smoking rule.

KEYS: We provide one or two complete sets of keys and these must be returned (or left behind) at the end of your stay.

ACCESS: During your stay you are free to come and go at any hour of day or night but if you return after 11:00 at night you must take care to avoid making noise. In accordance with Spanish law nobody may create undue noise in or around the apartment after 12:00 midnight.

OWNER ACCESS: The owner may inspect the property at any time during the stay provided there is a member of your group present. Also in the event of emergencies the owner or an appointed repair person may enter the property to effect repairs and maintainance.
You will be provided with a 24 hour emergency number.
PERSONAL INFORMATION: All rentals must be communicated by the owner to the police and we will require the passport or ID details for all persons in the group. This is required by law for all holiday accommodation in Catalonia.

PAYMENT:
We normally ask for a deposit of 20% of the total rental at the time of making your reservation and then the balance paid IN CASH on arrival. You also sometimes have the option of paying the full amount before you come by credit card or bank transfer. Our preferred method for booking deposits is online with the secure Paypal system and we can also accept bank transfer for later payments.
 
ONLINE BOOKINGS:These payment terms differ slightly if you book online in Holidaylettings, Airbnb or Atraveo. There are also sometimes small variations in the price structure when you do a real time, online booking.

COMPLAINTS PROCEDURE:
We are a small, private, family establishment and usually have a friendly personal relationship with guests. We very rarely recieve any complaints but nowadays it is best to detail the correct procedure.
If you encounter any problem or malfunction in one of our properties or if you believe that the property is not what you expected you MUST bring this to our attention while you are still renting the property. This gives us the opportunity to rectify the matter quickly.
Any complaint received after the rental is finished and you have returned home, will not be accepted unless you have told us about the problem while in the rental property.
